Notes on phasing:

  • Can be constructed in 3 phases relatively easily, with less economy the more you break it up
    • Phase 1: One 2-story/6 unit guest room wing, with the critical support space like mechanical rooms, entry area, and elevator. First phase would be less efficient cost-wise per bearing the full burden of the infrastructure and services that would support the subsequent phases.
    • Phase 2: Second 2-story/6 unit guest room wing
    • Phase 3: Any non-essential amenities that might end up being deferred during the first 2 phases could be constructed later/in a third phase. Things like lounges, business center, meeting rooms, laundry. The concept could also be expanded some to include other amenities that probably wouldn’t fit in the current design, like an exercise room for example.
